High Quality
Home Inspection Services
Buyer’s Inspection
This inspection service is a comprehensive and highly detailed evaluation of a residential property’s existing condition. Afterward, we’ll put together a comprehensive report of our findings that will enable you to negotiate more knowledgeably and confidently with the seller of the home.
We inspect all major structural and mechanical components of the home, with the exception of sprinkler systems, security systems, and water softeners.
As necessary, we’ll utilize a moisture meter, gas leak detector, and carbon monoxide detector during the inspection for no additional charge.
Additional Inspection Services
Pre-Listing Inspection
To help you overcome the challenges of selling a home, we offer this comprehensive inspection service that should be conducted prior to the publication of your listing for the home. We’ll be able to provide detailed information about existing deficiencies in the home’s construction so that you can take any necessary action to uphold the value of your investment.
Re-inspections
It’s likely that we’ll identify one or more defects in your prospective home, and if you’re able to successfully negotiate for the seller to take care of repairs before a transaction takes place, we can return to re-inspect those components once the work is completed. This will give you peace of mind by revealing for a fact whether or not the repairs were sufficient enough to take care of the original issue.
Home Maintenance Inspection
Neglected or irregular home maintenance can, over time, create bigger and more expensive headaches for homeowners. For this inspection service, we’ll thoroughly assess a home’s construction to learn about its current maintenance needs, going on to help you put together a viable plan for making the necessary home improvements.
Radon Testing
Not all naturally-occurring gases are safe to breathe, and radon is high up on that list due to its radioactive properties that have been known to drastically increase the risk of lung cancer. Invisible and odorless, when radon gas escapes from the ground, it can enter homes and completely elude standard means of detection. That’s why it’s important to have us professionally test your prospective home for radon contamination before your investment is final.
Mold Inspection
For this inspection service, we’ll assess a home for evidence of mold. Mold is not always immediately visible, but the effects are often immediately apparent—and for some, those effects include severe allergies. We’ll seek to identify the source of mold so that you and your family’s health can stay protected when buying a home.
WDI/Termite Inspection
The very word “termite” can bring a scowl to the faces of homeowners across the country. These insects are responsible for thousands upon thousands of dollars worth of structural damage each and every year. We’re licensed in the state of Indiana to perform comprehensive inspections for damage from termites and other wood-destroying insects that you’ll surely want to know about before purchasing a home.
Water Testing
Before you commit to the purchase of a home, the water supply needs to be tested for certain contaminants that could affect your family’s health. We’re able to collect water samples from the well and tap that will then be sent off to a local laboratory to be tested for a variety of potential contaminants—including certain types of bacteria, heavy metals, nitrates, and nitrites.
Well Inspection
Before you buy a home, you need to know that the water supply is in good condition. This inspection service involves a careful examination of a home’s well, where we’ll look for potential defects that could affect water flow and prove costly to fix.
Septic Inspection
This inspection service is an thorough investigation of the components of a home’s septic system. We’ll be looking for damage, leakage, and blockage that a home-buyer will want to be aware of before finalizing a real estate transaction. We’ll also notify you if the septic tank needs to be pumped.
